How would you fellas put a cost on a website?

I've been looking for sites that list an accurate valuation for a site but I'm just not having any luck. Is this because it's impossible to figure out?

If it helps, what's an accurate valuation for say a site that averages

50k views a month, 100k, 300k??

Would love some help in this area. Or atleast a link to a reputable site with information.

Thanks

Glad to be of assistance($$) Rick:

All different forms of social media have taken its toll on forum websites. A topic of humble brag European travel on a sports board? This would be more suited on say........Face Book. To generate multiple hits on this thread would require vivid details of "Pig Alley".

Advice: Stay far away from it.

I assume the value will be based on advertising. There's not going to be a lot of goodwill with a website, unless you're talking about a major site.

I would then go to google adwords and see what revenue you'd generate based on 50k, 100k, 200k. You can then extrapolate that out for 12 months of revenue. Then you need to think of the expenses (whose is creating content, or is a porn site that is already coded and just needs standard maintenance, how is it hosted, do you advertise, etc). You should then be able to get to a free cash flow and an overall profit.

Then it's up to you on how to value it. If it's generated $25K in profit a year, can you grow the website or is it on it's way down? You would then adjust the multiple based on those and numerous other variables.

I don't think anyone on this board can tell you that you should pay 2x revenue, 5x cash flow, etc
